    Home Inspections in West Kelowna

    West Kelowna sits across the bridge from Kelowna, roughly sixty kilometres south of our Vernon base. It is a community built almost entirely on hillsides above Okanagan Lake.

    From Vernon that is a scheduled run rather than a drop-in, so give us a little more notice than you would at the north end of the valley. What you get in return is an inspector who has walked a great many of these hillsides before.

    Hillside is the whole story

    West Kelowna is largely laid out across slopes running down to the lake. Almost nothing sits on flat ground, and that one fact reorganises the whole inspection.

    Slope decides where water goes. It decides what the foundation is bearing on. It decides whether the retaining structures around the property are doing real structural work or just holding back a flower bed. And it decides how much of the house’s future depends on drainage that nobody has looked at in fifteen years.

    Cut-and-fill lots

    A great many West Kelowna homes sit on cut-and-fill pads — the uphill side cut into the slope and the downhill side built out on fill or on a walkout foundation. Two halves of the same house can be bearing on completely different ground.

    We look at where the cut line runs under the building, whether the fill side has settled differently from the cut side, what the drainage path is when a storm empties on the hill above, and whether the retaining walls around the lot are doing structural work. None of that is visible from a listing photo.

    Wildfire-interface exposure

    West Kelowna runs straight into the forested interface on its western and upper slopes, and that has been the story of more than one bad fire season. On an inspection that means we pay attention to the things wildfire and smoke leave behind — ember-ready roof and vent conditions, air handling systems that drew smoke through the house, and exterior finishes that took radiant heat.

    Where air quality is a concern after a smoke event, the air quality testing we carry out can establish what is actually in the air.

    The Glenrosa and Rose Valley benches

    The upper communities — Glenrosa, Rose Valley, Shannon Lake and the Westside Road corridor — grew fast through the 1990s and 2000s on bench and hillside subdivisions. That means a lot of the stock is now twenty to thirty years old: original roofs reaching the end of their design life, original siding and decks weathering, and the first round of mechanical equipment coming due.

    A house at that age is exactly where a pre-purchase inspection earns its fee — not because something is necessarily wrong, but because the first round of replacements is starting, and you want to know which ones before you commit.
