    Commercial Building Inspections in Vernon & the North Okanagan

    A commercial building tells you very little from the parking lot. The roof is flat and out of sight, the mechanical rooms are locked, the service panel is behind a stack of inventory, and the previous owner has had twenty years to get used to living with things that are going to become your problem. We inspect the building so you can price the deal properly.

    c4u Inspections has been inspecting property in the Okanagan since 2005 and works from Vernon. Commercial assessments follow the ASTM E2018 guidelines, and they are carried out by Vin McConnachie — 30+ years inspecting buildings in the UK and Canada, and trained in commercial building inspection by Carson Dunlop Weldon & Associates Ltd Canada.

    Don’t Assume

    Don’t assume the building is sound because the business inside it is doing well. Don’t assume the roof was replaced because someone says it was. Don’t assume the last owner’s contractor pulled a permit, sized the equipment correctly, or finished the job.

    Commercial buildings hide their condition better than houses do. Suspended ceilings cover the framing and the wiring. Membrane roofs fail slowly, from the seams and the drains, long before anything shows up inside. Paving and site drainage get ignored until water is moving toward the foundation. Older main-street buildings add their own list: additions and infills done in four different decades, a service upgraded around the original wiring rather than instead of it, and a party wall nobody has looked behind since it went up. What we do is put eyes on all of it, in one visit, and write it down.

    Every finding is photographed, noted and explained, and every report ends with recommendations you can act on or price out.

    If the building is of pre-1990 construction and you are planning renovation or demolition, WorkSafeBC requires a hazardous materials survey by a qualified person before any work that may disturb asbestos-containing materials. In a region where a large share of the commercial stock predates that date, this comes up on most renovation files. We identify suspect materials and arrange accredited laboratory analysis.

    The standard we work to: ASTM E2018

    Commercial assessments follow ASTM Standard E2018, the recognized North American guideline for baseline property condition assessments. It sets out how the building is walked, what documents and interviews inform the work, what has to be reported, and how physical deficiencies are described. It is what lenders, insurers and institutional buyers expect to see referenced, and it means the report you receive is comparable to one produced anywhere else in the country.

We agree the scope, book the site visit, and arrange access to the roof, the mechanical spaces and the service rooms in advance, because that is usually what slows a commercial visit down.

      After the inspection we walk the building with you and go through what we found on site, in plain language, while you can still see it. The detailed written report follows, with photographs, notations and recommendations, delivered online through your client portal.

    Every inspection is carried out by Vin McConnachie personally. Consumer Protection BC Home Inspector Licence #78731. Qualified Home Inspector with Carson Dunlop Canada, and trained in commercial building inspection through Carson Dunlop Weldon & Associates Ltd Canada. Higher National Certificate with Commendation in Building Surveying from Greenwich University, London, and City & Guilds in Electrical Engineering. Thirty years and more of looking at buildings on two continents. Larger commercial jobs, including a property condition assessment across eleven buildings at BC Hydro’s Mica Creek town site, are proof that this practice travels north and works at scale.

    Where we work

    We are based in Vernon and work throughout the Okanagan Valley. North first: Vernon, Coldstream, Armstrong, Spallumcheen, Enderby and Lumby. Then south through Lake Country, Kelowna and West Kelowna. Peachland, Summerland and Penticton are a longer scheduled trip and we plan them as one.
