Our Services

C4U Inspections provides residential and commercial property inspection services throughout Vernon, the North Okanagan, and the wider Okanagan region. A separate inspection agreement is provided before or at the time of every inspection. Where these Terms and that inspection agreement differ, the signed inspection agreement governs the inspection itself.

Scope and Limitations of an Inspection

An inspection is a limited, visual, non invasive examination of the readily accessible systems and components of a property on the day of the inspection. It is performed in accordance with the standards of practice that apply to licensed home inspectors in British Columbia.

An inspection is not:

• A guarantee, warranty, or insurance policy of any kind
• A prediction of future performance or remaining life of any system or component
• An appraisal, a code compliance inspection, or an environmental assessment
• An inspection of concealed, inaccessible, or unsafe to access areas
• A determination of the presence of mould, asbestos, lead, pests, or other hazardous materials unless a specific additional service has been booked

Conditions can change after the inspection date. The report reflects the property as observed at the time of the inspection only.

Booking, Access, and Cancellation

Bookings are confirmed once we have provided written confirmation of the date, time, and fee. You are responsible for arranging safe and full access to the property, including keys, codes, unlocked gates, utilities turned on, and clear access to attics, crawl spaces, panels, and mechanical equipment.

If access is not available, areas are blocked, or utilities are off, those items will be excluded from the report and no fee reduction applies.

Cancellations or reschedules require at least [NUMBER — COPY NEEDED] hours notice. Late cancellations, or inspections that cannot proceed on arrival due to access or site conditions, may be subject to a fee of [AMOUNT OR PERCENTAGE — COPY NEEDED].

Fees and Payment

Fees are quoted based on the property type, size, age, location, and any additional services requested. Payment is due [COPY NEEDED: on completion of the inspection / before the report is released / as stated on your invoice]. Travel outside our standard service area may be subject to an additional fee, which will be quoted before booking.

Reports may be withheld until payment has been received in full.

Your Report

The inspection report is prepared solely for the client named in the inspection agreement, for that client’s own use in the transaction or purpose for which it was commissioned.

The report is confidential. No other person or party may rely on it. If you share the report with another party, that party does so at their own risk and acquires no rights against C4U Inspections. Reports may not be reproduced, distributed, or used for any commercial purpose without our written permission.

Copyright in the report and all photographs remains with C4U Inspections. You are granted a licence to use the report for your own purposes.

Limitation of Liability

To the fullest extent permitted by law, the total liability of C4U Inspections, its employees, and its contractors arising out of or related to an inspection or report is limited to the amount of the fee paid for that inspection, except where a signed inspection agreement states otherwise or where applicable law prohibits such a limitation.

We are not liable for indirect, incidental, consequential, or special damages, including loss of profit, loss of opportunity, or the cost of repairs to conditions that were concealed, inaccessible, or outside the scope of the inspection.

Any claim must be reported to us in writing within [NUMBER — COPY NEEDED] days of discovery and before any repair, alteration, or replacement work is carried out, so that we have a reasonable opportunity to re inspect the condition in question. Failure to provide that opportunity releases us from liability for that item.

Additional and Third Party Services

Some services, such as WETT inspections, radon testing, sewer scopes, thermal imaging, or laboratory analysis, may be provided as add ons or arranged through a qualified third party. Where a third party performs the work, that party is responsible for its own services, findings, and reports.
