If you’ve noticed a smell you can’t place, a stain that keeps reappearing after you paint over it, or a family member whose symptoms settle down the moment they leave the house, you’re right to want an answer instead of a guess. Mold spores can seriously damage your health. A test turns a worry into a number.

What is mold?

Mold is a fungus. Along with bacteria, dust mites and pollen it belongs to a group called biological contaminants, and the thing to hold on to about that group is that they are essentially living things. They need moisture, a food source and a comfortable temperature. Your home hands them two of those year-round.

The third — moisture — is the one you can do something about, which is why nearly every mold problem we find is really a water problem in disguise. A supply line weeping behind a vanity. A bath fan venting into the attic. A downspout emptying against the foundation. A crawlspace that never dries out after spring runoff.

Up here the water usually has an address. Vernon sits between three lakes with a creek running through it, and the wet crawlspaces, damp basements and failing retaining and drainage we find are mostly a consequence of that. On the benches above Kalamalka Lake in Coldstream it is orchard-era irrigation and cut-and-fill driveways moving water toward a foundation that was never asked to handle it. In Enderby it is freshet on the Shuswap River. In Lumby it is creek drainage and a long driveway that grades the wrong way.

And because mold is alive, it spreads, and it puts spores into the air you breathe. What you can see on a wall is rarely the whole story. (If you spell it “mould,” you’re in the right place too.)

Why book a mold inspection?

• You can smell it, but you can't find it.
• You're buying, and the disclosure statement mentions past water damage.
• A basement, crawlspace or laundry room flooded and you want to know whether it really dried out.
• Someone in the house has symptoms that ease when they're away from it.
• You're selling, and you'd rather know now than find out during the buyer's inspection.
• An insurer, a landlord, a tenant or a strata council has asked for evidence rather than an opinion.

You don’t need a visible patch of mold to justify a test. The point of testing is to find out what’s in the air — not to confirm what’s already on the wall.

How we test — air sampling

Mold detection is done by air sampling. It’s a non-invasive method: nothing is cut open, nothing is torn out. We draw a measured volume of air through a collection cassette, take a matching sample outdoors as a control, and send both for laboratory analysis. The lab establishes the kind and quantity of spores present.

That outdoor control is the part that makes the result mean something. Mold spores exist everywhere, outside and in. The useful question was never “are there spores in this house” — it’s “are there more inside than outside, and are they a type that has no business being indoors.” The comparison turns a sample into an answer.

We’ll also walk the building with you and look for the water that fed the problem, because a spore count without a source is only half a report.
