Asbestos Identification & Lab Testing in Vernon & the North Okanagan
Before the first wall comes down
The dangerous part of asbestos isn’t finding it. It’s disturbing it without knowing it was there.
Left alone and in good condition, asbestos-containing material generally sits where it is. Put a reciprocating saw through it and it becomes airborne — and once it’s in the air of a house, everyone in that house is in it. That is the whole reason the survey exists, and the reason it happens before the demolition rather than after.

Why this comes up so often in the North Okanagan
Because of when the houses were built.
The City of Vernon’s housing needs report puts roughly 12% of the city’s housing stock before 1960 and another 32% in the 1960s and 1970s, with about three-quarters of it built before 2000. Seventy-seven per cent of the purpose-built rental stock predates 1979. Add East Hill’s 1890s heritage houses, Okanagan Landing’s lakeshore cottages that grew into houses, Armstrong’s genuinely old townsite, Enderby’s older townsite stock, and the farmhouses around Spallumcheen and Lumby that have been added to steadily over decades — and pre-1990 construction is the normal case in a renovation up here, not the exception.
Which means the survey question is not an edge case. If you are opening up a wall, a floor or a ceiling anywhere in the north end of the valley, the sensible assumption is that it needs answering before the tools come out.
Why you’re being asked for a survey
WorkSafeBC requires that a qualified person inspect a workplace for asbestos-containing materials before demolition, renovation or salvage work begins where those materials might be disturbed. A residential renovation is a workplace the moment a trade sets foot in it. Pre-1990 construction is the usual trigger, because asbestos was in ordinary building products for decades before it was phased out.
So this isn’t your contractor being cautious or difficult. Without the survey they can’t legally start, their crew is exposed, and their insurer and WorkSafeBC both have something to say about it. Getting the sampling done early is usually the cheapest week of the whole project.
Where it turns up in North Okanagan houses
It is rarely where people expect. Asbestos was valued because it was cheap, stable and fireproof, so it went into the most ordinary materials in the building.
- Vinyl floor tile and sheet flooring — Including the backing and the black mastic underneath, which is often the part that matters.
- Drywall joint compound — The taped seams throughout a house, which makes any wall removal a question rather than an assumption.
- Textured ceiling — The stipple or “popcorn” finish that so many 1960s and 1970s houses in Vernon, Armstrong and Enderby still have.
- Pipe and duct insulation — Wrap, lagging and tape in basements, crawlspaces and mechanical rooms, and in the older farmhouse basements that come with a wood-heat system and forty years of additions around it.
- Cement board and cement sheeting — Siding, soffit, and panels behind stoves and heaters. Where wood heat is the primary heat source, which is common through Lumby, Enderby and the rural parcels around Armstrong and Spallumcheen, there is usually a heat shield behind the appliance and it is worth a question.
- Roofing felt, shingles and flashing compounds — Often left in place underneath a newer roof.
You cannot identify any of these by looking at them. A textured ceiling that contains asbestos and one that doesn’t are indistinguishable from the floor. Only a laboratory can tell you which one you have.
What we do

Scope the work with you. What’s coming out, which rooms, what era the building is from, and what has already been renovated. That determines what needs sampling and what doesn’t.

Walk the property and identify suspect materials. Every material likely to be disturbed by your project gets assessed, located and recorded.

Collect samples. Small, controlled samples are taken from each suspect material, using precautions appropriate to the material.

Arrange accredited laboratory analysis. The samples go to an accredited lab. You receive the results together with our written report — what was sampled, where it was, what came back, with photographs and locations.
Where our job ends
c4u identifies and tests. We do not remove asbestos, we do not perform abatement, and we do not issue clearance certificates once work is finished. Those are separate disciplines with their own qualifications, and we are not going to pretend otherwise.
What you get from us is the information the rest of the process runs on: a documented list of what’s there and what isn’t. If the results come back positive, you take that report to a qualified abatement contractor and to your own contractor, and they plan the work around it. If it comes back negative, you have a document that says so, and your project starts on Monday.
