Home Inspections in Coldstream
Coldstream is eight kilometres from our door. We are based at 9730 Cameron Rd in Vernon, which makes the District of Coldstream the closest work we do — near enough that we can usually get there on short notice.
It is also some of the most interesting. Coldstream is not a subdivision, it is a landscape: benches, orchards, big lots and a lake at the bottom of the hill. Buying here means buying a property, not just a building, and the inspection has to reflect that.
There are two Coldstreams, and they fail differently
The serviced part
The village core, the newer streets off Kalamalka Road — behaves like any modern neighbourhood. Municipal water, municipal sewer, a house on a lot. Those inspections look like Vernon inspections.
Everything above and behind it
Larger parcels, some of them former orchard land, many of them on a private well and a septic field, reached by a driveway that somebody cut into a slope. On those properties the house is often the least interesting problem.
The driveway is part of the inspection
Coldstream’s benches mean cut-and-fill. We look at what is holding the cut back, whether the retaining is engineered or stacked, where the surface water goes when the driveway becomes the path of least resistance in a March thaw, and whether the culvert under it is crushed, plugged or absent. Uphill of the house we are looking at the same question from the other side: is the grade shedding water away from the foundation, or into it. Wet crawlspaces on the benches are almost always a drainage story, not a plumbing one.
Wells, septic, and what an inspection does and does not cover
Be clear on this, because plenty of people are not. On a well and septic property we inspect what is visible and accessible and report what we see: the pressure tank, the pump wiring and controls, the pressure at the fixtures, the visible well head and its cap, the location and condition of what we can see of the septic tank lid and the field area, and any signs of surfacing, ponding or odour.
We do not test water potability or bacteriology, we do not measure the well’s flow or recovery rate, and we do not open, pump or camera the septic system. Those are separate specialist tests with their own certifications. What we will do is tell you plainly whether the visible evidence justifies paying for them before your subjects come off — which, on an unserviced parcel with no paperwork, it usually does.

The outbuildings and the irrigation you inherit
Orchard-era Coldstream left behind packing sheds, pump houses, barns, shops and lean-tos, and buyers routinely assume all of it is sound and all of it is legal. Frequently neither is true. We look at the structure, the roof, and above all the power — buried feeds of unknown vintage, panels in wooden sheds, and extension cords doing permanent work are the standard finding. Ask us before you go firm whether the outbuilding you are counting on was ever permitted; the District can tell you, and it is worth knowing.
Irrigation is the other inherited surprise. Historic lines and ditches cross properties here, and a buyer needs to know what runs across their land, who has a right to it, and what happens when it leaks.
The invisible one
Over 30% of homes in the Interior Health region test above Health Canada’s radon guideline of 200 Bq/m³. Bench properties with full basements and unsealed crawlspaces are exactly the profile worth checking. A valid measurement is a long-term test of at least 91 days run through the heating season with the windows closed — not something anyone can read off a meter during an inspection.
